5 apartment essentials when downsizing

Are you starting to think about downsizing? If your preference is to move into an apartment, you might be wondering what you should look for, particularly if you’re looking into some of the new developments in the local area.

Many of the newer builds offer all kinds of extras, including pools, gyms and even theatre rooms. But these are things that you may or may not need. Always consider whether you’re going to use those extras, because you’ll end up paying for them in your strata fees. 

Having said that, here are 5 features you really should look out for in a new apartment for maximum enjoyment and quality of life.

 

1. Apartment size and layout

Your first consideration should be the size of the apartment to ensure that it meets your needs. Consider how many bedrooms you want and how much living space you are comfortable with. While you might only need a one-bedroom apartment, would a second one be useful for when you have guests to stay? Or maybe you want a separate office space.

Also, consider the floor plan. Does it flow nicely from one room to the next without any wasted space? Is there privacy and some outdoor space? If you find a couple of apartments that you like, take a walk-through and imagine how you would spend an average day.

 

2. Location and proximity to amenities

The location of your new apartment is a key consideration. For example, is it close to the amenities that you’ll be using? Are there shops nearby that you’ll be visiting regularly? What about public transport?

If you choose wisely, you can leave the car in the garage and use public transport to go shopping or walk to the local cafe. Also look out for parks and green spaces, a swimming pool, the library and community centre, medical facilities and shops. Having these within walking distance can keep you fit and save on petrol costs, too. 

 

3. Consider the storage space

Before you move into your new apartment, you’ll no doubt declutter to get rid of things that you no longer need. Once you’re right-sized your belongings, it’s time to think about where everything is going to go. 

When viewing apartments, look for ones with ample, built-in storage space in the bedrooms, bathroom, laundry and kitchen, and ask if there is any extra space provided in the garage. You’ll find that some of the newer complexes will have a dedicated storage room for each apartment where you can store your bikes and other large items. 

 

4. Lighting and window placement

Visit the apartment during the day to see how much natural light there is. What direction do the windows face? Remember that rooms with west-facing windows are going to get hot in summer, so you want to make sure that there are blinds or awnings fitted to shade out the sun.

On the other hand, rooms with north-facing windows are ideal because they’ll be more comfortable year round, with low winter sun and less direct sun in summer. Also look for features such as double-glazed windows, and ask about heating and cooling costs. 

 

5. Security

It’s important to consider the security and safety of the complex, especially if part of your downsizing plan is to lock up the apartment and do some travelling. Some of the newer developments also have on-site concierge services.

Visit the apartment at night time to see how well-lit it is, and how secure the path is from your car to your front door. Ask about surveillance cameras, key codes for gates and other security features, and pay attention to communal areas, and make sure that they’re well-lit and feel safe to walk through.
