For sellers who haven’t sold a property for a while, today’s sophisticated world of online marketing can come as a surprise. We now have online videos, sleek photography, and lots of informal contact with potential buyers through social media.
In a buyers’ market, a successful marketing strategy is essential to ensure your home stands out. Over the years I have sold many homes in Thornleigh, Pennant Hills, Westleigh and Normanhurst. I have a good idea of what does and doesn’t work when it comes to attracting buyers. Here are some of the elements that are essential to creating a buzz around your home.
Online marketing
As well as our website, we list properties on Domain and realestate, together with 11 other websites to ensure we reach the greatest number of house hunters. As well as these websites, there are specific tools to maximise audience exposure to ensure you have more potential buyers viewing your property.
As someone who lives in Thornleigh, I have a good understanding of the local area and what buyers are looking for, in terms of schools and other local facilities, and I always aim to convey this in my written information. I write all copy for the homes I list, and again I know what works and what will get people through the door.
Contacting potential buyers

Beautiful photography
In an increasingly visual world, good photos are a no-brainer. Here at Ray White, we use professional photographers who will make your home look beautiful. Styling
When necessary, we will employ professional stylists to really bring out the best in a property. This can be as simple as having a stylist go through your home, room by room, and tell you how to present it for your photo shoot and open days. It can also involve staging, or completely furnishing an empty home to allow people to imagine themselves living there, and see how the rooms look when fully furnished.
Staging is not essential, and for some properties – such as ones in need of extensive renovation, or for buyers wanting a fast sale – we don’t use stylists, but it’s always worth considering as it can add thousands to the final sale price.
Floor plans
All our homes come with a professionally drawn floor plan, which allows buyers to see exactly what they are getting.
Social media marketing
A social media presence is essential nowadays to reach the widest possible pool of buyers. With this in mind, I blog regularly and always mention my current listings on my Facebook page, as this is where I know many people keep an eye on properties. Posting my listings here also allows people to share or tag their friends, increasing the reach further.
Contacting potential buyers
