What draws homebuyers to Cherrybrook?

As one of Sydney’s Northern Districts suburbs, Cherrybrook is an attractive destination for homebuyers thanks to its quality schools, family-friendly attractions and serene natural setting at the base of Berowra Valley National Park.

We often sell homes and receive enquiries about this suburb, so we thought we would put together a list of some highlights and property market information to share more about what
what draws homebuyers to Cherrybrook.

Fantastic location

Originally inhabited by the Dharug people, Cherrybrook is located under 30 kilometres and around a half hour drive from the Sydney CBD. It is said to draw its name from early settlers who set up some orchards in the 1830s and named their home Cherrybrook Cottage after the trees that grew by the local creek.

Cherrybook could be described as a ‘gateway’ suburb as it joins the Northern Districts to the semi-rural suburbs of Dural, Glenhaven and Kenthurst, and connects with the Hills District’s Castle Hill to the south.

The suburb is close to major freeways and is connected to the Cumberland State Forest as well as Berowra Valley National Park. Residents who catch public transport tend to rely on buses to commute to work along with the Cherrybrook Metro.

What is Cherrybrook like to live in? In terms of demographics, the population is measured at around 18,000 and home ownership rates sit at 86%. Families make up the majority of households and the neighbourhood is given the thumbs up for being a great place to raise children.

Local schools

Speaking of children… one of the primary attractions for homebuyers in Cherrybrook is its excellent educational facilities. Cherrybrook Technology High School is particularly renowned, consistently ranking among the top public schools in New South Wales. This school is a significant draw for families prioritising high-quality education for their children.

Additionally, the suburb is home to Cherrybrook Public School and John Purchase Public School, catering to younger students and providing a solid educational foundation.

Cherrybrook real estate trends and prices

The real estate market in Cherrybrook has shown resilience and growth over the years. The suburb's median house price for a home is around $2.3 million, with properties typically staying on the market for an average of 34 days. Meanwhile, the average townhouse price is $1.2 million.

The steady demand and competitive market make Cherrybrook a sound investment for homebuyers looking for long-term capital gains. Figures show growth has been a steady 6.5% over the last 12 months.

The Cherrybrook property price trend is supported by the area's reputation for being tightly held, with residents rarely choosing to leave once they have settled in. The Sydney Morning Herald recently reported that Cherrybrook residents stay put for far longer than their neighbours, only moving on average once every 15 years.

In terms of housing, Cherrybook has a mix of homes on offer. Many of the suburb’s properties are well-established, freestanding brick houses with spacious living areas and family-friendly backyards. Beautifully renovated properties tend to sell for top dollar but buyers are also quick to snap up fixer-uppers because they recognise the value of the area.

Quality townhouses are also in steady demand. The $1.2 million average reflects the newer developments in Cherrybrook, which have properties that offer internal laundries, balconies and modern kitchens.

Community and lifestyle

Cherrybrook offers a fantastic lifestyle, with numerous amenities that enhance daily living. The Cherrybrook Village Shopping Centre serves as a central hub for shopping and dining, while the larger Castle Towers down the road in Castle Hill delivers the full retail experience.

Outdoor lovers head to Greenway Park, which features an indoor heated swimming pool and a fenced dog park. The Lakes of Cherrybrook and other local parks offer serene settings for outdoor activities.

New developments

There are ongoing and planned developments in Cherrybrook that will see the suburb evolving over the coming years.

The New South Wales government has earmarked Cherrybrook as a priority growth area, with new medium density housing developments planned to accommodate the growing demand. These developments aim to provide more housing options, including opportunities for downsizing, thereby increasing the suburb's accessibility and appeal to a broader demographic as well as giving long-time residents the option to stay in the area.

The anticipated improvements in infrastructure and amenities will enhance Cherrybrook’s appeal to potential home buyers who want to live in a suburb that has it all.
