First, what do I mean by a boutique agency? Well, it’s an independent real estate agency that isn’t dictated to by one of the big franchises. This means we don’t need to follow the franchise marketing templates. I’ve found that one size doesn’t fit all.
While we always use professional photography, we can tailor each campaign to better promote your house or apartment and its most suitable buyers. For example, if your home is more suited to families with younger children, our marketing campaign will showcase the features of your home that these buyers value. For downsizers, we’d focus more on how easy your property will be to manage and maintain.
As a small agency, we’re more hands-on, making sure we can follow each sale through every step of the process. This means we get to know you first and find out more about the financial and lifestyle goals you hope to achieve. Then, we start to work with buyers, making sure we understand what they need, what budget they have, and what they are looking for in a home.
Part of my role is to encourage active buyers to get themselves market-ready with loan pre-approvals, contract reviews, and building reports. Once they are in a position to buy, I can start negotiating on your behalf.
Because I operate as a local boutique agency, I take on fewer homes to sell at any one time. That means I have more time to focus on you and your property to get you a better result.
